PLEASE NOTE:  The scheduled hearing times are approximate.  No item will be heard before its scheduled time, but may be heard later in the meeting. 
 
Oral communications from the audience relating to any of the agenda items are limited to three minutes, and you will be asked to state your name and city of residence.
 
City Planning Commission action on all items may be appealed to the City Council within ten calendar days for zoning and map cases.  Contact the Planning Division for further information.

State law restricts the City Planning Commission from taking action on an item unless it has been included on an agenda and posted at least 72 hours in advance of a meeting, or unless the matter falls within one of the narrow exceptions.  Consequently, any item not listed on this agenda will normally have to be delayed until the item can be made part of a posted agenda.  Additionally, significant changes to a project made subsequent to posting of the agenda and not addressed in the City Planning Commission staff report will result in continuance of that item in order to allow for adequate review by the Commission.

9 A.M.--PLANNING/ZONING MATTERS FROM THE AUDIENCE
 
This is the portion of the meeting specifically set aside to invite your comments on matters of interest to the Commission, including items on the Consent Calendar.
 
This portion of the agenda will be limited to a cumulative total of 15 minutes, with individual speakers limited to a maximum time limit of 3 minutes. Further discussion of any matter beyond 15 minutes will be continued to following the public hearing calendar or scheduled for a later agenda.  If there is no one from the audience wishing to speak, the Commission will move to the Consent Calendar.
 
Materials related to an item on this Agenda submitted to the City Planning Commission after distribution of the agenda packet are available for public inspection in the Planning Division office during normal business hours.

This portion of the City Planning Commission's agenda is for all matters where staff and public participation is anticipated, and for any item removed from the Consent Calendar by the City Planning Commission or the public at the beginning of the Commission meeting.  Audience participation is encouraged.

1.   PLANNING CASES P12-0605 & P12-0606:  Proposal by the Fiedler Group to consider a Conditional Use Permit and the Design Review of a plot plan and elevations to allow an expansion of an existing vehicle fuel station consisting of the construction of a second set of pumps and an approximately 1,776 square-foot canopy at the existing “Food 4 Less” supermarket, located on an approximately 7.4 acre parcel at 4250 Van Buren Boulevard, situated on the northwesterly corner of Van Buren Boulevard and California Avenue in the CR-S-2 – Commercial Retail and Height of Building (Two Stories) Overlay Zones, in Ward 6.  Contact Planner: Kyle Smith, Associate Planner (951) 826-5220 kjsmith@riversideca.gov
 
2.   PLANNING CASE P13-0017: Proposal by Mark Anthony Inc. to consider a Conditional Use Permit to allow the off-sale of beer and wine (Type 20 License) in conjunction with a previously approved, but not yet constructed, vehicle fuel station and convenience store, on an approximately 1.17 acre vacant pad within the Riverwalk Retail and Office Complex, located at 4260 Riverwalk Parkway, situated on the northwest corner of Riverwalk Parkway and Flat Rock Drive, in the CR – SP - Commercial Retail and Specific Plan (La Sierra University) Overlay Zones, in Ward 7.
