PLEASE NOTE: The scheduled hearing times are approximate. No item will be heard before its scheduled time, but may be heard later in the meeting.

Oral communications from the audience relating to any of the agenda items are limited to three minutes, and you will be asked to state your name and city of residence.

City Planning Commission action on all items may be appealed to the City Council within ten calendar days for zoning cases and fifteen calendar days for maps. Contact the Planning Division for further information.

State law restricts the City Planning Commission from taking action on an item unless it has been included on an agenda and posted at least 72 hours in advance of a meeting, or unless the matter falls within one of the narrow exceptions. Consequently, any item not listed on this agenda will normally have to be delayed until the item can be made part of a posted agenda. Additionally, significant changes to a project made subsequent to posting of the agenda and not addressed in the City Planning Commission staff report will result in continuance of that item in order to allow for adequate review by the Commission.

9 A.M.--PLANNING/ZONING MATTERS FROM THE AUDIENCE

This is the portion of the meeting specifically set aside to invite your comments on matters of interest to the Commission, including items on the Consent Calendar.

This portion of the agenda will be limited to a cumulative total of 15 minutes, with individual speakers limited to a maximum time limit of 3 minutes. Further discussion of any matter beyond 15 minutes will be continued to following the public hearing calendar or scheduled for a later agenda. If there is no one from the audience wishing to speak, the Commission will move to the Consent Calendar.

Materials related to an item on this Agenda submitted to the City Planning Commission after distribution of the agenda packet are available for public inspection in the Planning Division office during normal business hours.

9 A.M.--PUBLIC HEARINGS

1. PLANNING CASE P09-0612: Proposal by Easter Seals of Southern California for a Conditional Use Permit to establish an adult day care/work skills learning facility for up to 39 developmentally disabled adults within an approximately 3,900 square-foot lease space of an existing approximately 41,000 square-foot multiple tenant office/industrial building within an approximately 25 acre business park, located at 1737 Atlanta Avenue, Suite H9, situated on the southwesterly corner of Marlborough and Atlanta Avenues, in the BMP-SP - Business Manufacturing Park - Specific Plan (Hunter Business Park) Overlay Zones, in Ward 1. 2a. PLANNING CASES P07-1388 (Annexation) and P07-1387 (General Plan Amendment): Proposal by Brett Karger to consider Annexation 115 (Karger), including the annexation report, plan for services, and establishment of appropriate pre-zoning designations and the General Plan Amendment to change the General Plan land use designation of HR – Hillside Residential to VLDR – Very Low Density Residential for the annexation of a 4.96 acre vacant property located southerly of Indiana Avenue, approximately 703-feet easterly of Buchanan Street (APN – 135-280-041) into the City of Riverside and proposed for Ward 6. 2b. PLANNING CASE P07-1386: Proposal by Dan Haskins of Land Engineering Consultants, Inc. on behalf of Brett Karger, for Tentative Tract Map 34236 to subdivide approximately 4.96 vacant acres into 7 lots for the future development of 7 single family residences, situated on the southerly side of Indiana Avenue, easterly of Buchanan Street in the proposed R-1-1/2 Acre - Single Family Residential Zone and proposed within Ward 6.
